What Happens If My Home Doesn’t Sell?

If your home doesn’t sell right away, it doesn’t mean the house has failed or that buyers aren’t out there. It means we pause, listen to the market, and make thoughtful adjustments.
The first thing I look at is alignment: price, presentation, exposure, and timing. Buyers are comparing your home against everything else they can see online and tour in person. If a home is getting showings but no offers, the market may be telling us something about value. If it is not getting enough activity, we may need to revisit photography, staging, marketing reach, or how the property is positioned.
In places like Piedmont, Berkeley, and Lamorinda, small details matter. A buyer may be responding to schools, commute, architecture, condition, neighborhood feel, or future potential. Sometimes the right move is a price adjustment. Other times it is better storytelling, stronger digital visibility, refreshed presentation, or giving buyers clearer confidence around inspections, disclosures, and the path forward.
My approach is not to panic, but not to sit still either. Selling a home requires both strategy and presence.
