The BUYING Process

Purchasing a Home is among life's most important decisions. As your representatives, we will be there with you every step of the way. We want to ensure that you understand the home buying process, and to do this most effectively, we first seek to understand you. We do this by starting with a Buyer Consultation which can be scheduled as your calendar permits. Many of our clients benefit from an in-person appointment at our Office, though phone, or Zoom appointments are also available. Here we will answer your questions about the Home Buying process, and discuss exactly what you are looking for in a home. Evening and weekend appointments are available. We also have many excellent local partners in the lending community to get you pre-approved and into the home-finance vehicle that best suits your needs. Our goal is to be attenuated to you, and provide the highest level of representation.

Buyer Consultation - and designing your "Desire Profile"

Setting up timelines and budget expectations is a mission-critical component of the Home Buying process. An opportunity to sit down with you and hear about what you are looking for in a home, as well as what is really important to you in the broader context of your life and lifestyle, helps us become your "eyes in the field" and can save a lot of time as we will be touring homes on your behalf and bringing you only the best of what the market has to offer.

Identifying Homes and Private Showings

We will be bringing you curated lists of properties based on your unique Desire Profile, and of course, we also encourage you to search for properties on this site and or other consumer sites of your preference. While we encourage Buyers to go out to the traditional Sunday Open Houses when convenient, we want to see homes with you and through your eyes! Private showings can be scheduled on Saturdays (as well as weekends and evenings, as your schedule permits).

Disclosures, Offers, and Negotiations

When we have isolated properties of interest, we will pull Seller's Disclosures as soon as they are available. In addition to your reviewing Seller's Disclosures on your end, we have a two-part approach to Disclosure Review. You will first receive a synopsis of the Disclosure Contents from us, which will be followed by a more in-depth analysis with Offer Recommendation based on the subject property's condition within the context of recent comparable sales in the area.


On the day of Offer Presentation, we will be in touch with the Seller's Agent throughout that day. In our markets, multiple offers are the situation more often than not. By leveraging our proven communication and negotiation skills, we have helped many Buyers prevail.


Once your offer is accepted, we will be with you as the situation dictates to set up any recommended inspections, and contractor estimates, as well as visits back to the property for more general purposes such as taking measurements.


Additionally, all of our Buyer Clients benefit from a One-Year Home Warranty, which we provide at our cost as a "Welcome Home" gift at the Close of Escrow.
